New Roof Installation Done Right

Installing a roof on a new structure is different from replacing an old one. There's no tear-off, but there's also no margin for error — how the underlayment, flashing, and ventilation go on now determines whether you'll fight leaks in ten years. We install roofs for North NJ builders, homeowners adding on, and anyone putting a cover on a new structure.

What We Install

  • New Construction Roofs — Full installs on new builds, coordinating with your GC's schedule.
  • Home Addition Roofs — Tying new roof sections into existing ones without leaks at the intersection.
  • Garage & Outbuilding Roofs — Detached garages, sheds, barns, pool houses.
  • Porch & Covered Patio Roofs — Usually low-slope or flat; requires different materials and technique.
  • Dormer Installation — New dormer roofs tied into the main roof with proper flashing.

Roofing Systems We Install

Asphalt Shingle Roofing

The most common choice in North Jersey. We install architectural shingles from GAF Timberline, Owens Corning Duration, and CertainTeed Landmark — all with 30-50 year manufacturer warranties. Designer lines available for slate and cedar-shake looks.

Metal Roofing

Standing seam and stone-coated steel. Longer lifespan (50+ years), better energy performance, and increasingly popular for modern home designs. Costs more upfront but often pays back over the lifetime of the roof.

Flat & Low-Slope Systems

TPO and EPDM rubber membranes for anything under 2:12 pitch — porches, additions, extensions, flat sections of pitched roofs. These materials need different installation techniques than shingles.

The Zubar Installation Standard

Every roof we install includes, as standard:

  • Synthetic underlayment (not felt paper) across the full deck
  • Ice & water shield at eaves, valleys, and around penetrations
  • New drip edge on eaves and rakes
  • Proper flashing around every chimney, vent, and wall intersection
  • Ridge venting or box venting sized to attic square footage
  • Starter strips along eaves and rakes (critical for wind warranty)
  • Manufacturer-spec nailing patterns (6 nails per shingle on most systems)
  • Ridge cap shingles matching the field

None of these are "upgrades." They're the standard — because that's what it takes for the manufacturer warranty to be valid and for the roof to actually perform.

Working with Builders & Contractors

We regularly install for general contractors, custom home builders, and design-build firms across North NJ. We're easy to schedule, show up when we say we will, keep a clean site, and hand off a properly installed roof — so the next trades can get started without delays.

Cost of New Roof Installation

New construction installs typically run similar to replacements in cost per square, minus the tear-off and disposal fees. Expect $6-12 per square foot for architectural shingle, $10-18 per square foot for standing seam metal, and $8-14 per square foot for TPO/EPDM flat systems. We provide itemized estimates so you can compare apples to apples.
