Is a Metal Roof Worth It in New Jersey? Cost vs. Lifespan

A standing-seam metal roof costs two to three times what an asphalt shingle roof does, which makes "is it worth it?" a fair question. The honest answer is: on the right house, for the right owner, yes — and on the wrong one, you're better off with quality asphalt. Here's the real math for New Jersey.

What metal actually costs

In NJ, standing-seam metal typically runs about $12 to $20+ per square foot installed, versus roughly $5.50 to $9 for architectural asphalt. On a typical home that can mean a $25,000–$40,000 metal roof against a $12,000–$18,000 asphalt one. Stamped metal shingles (a shake or tile look) sit a bit lower than standing-seam but still well above asphalt.

What you get for the premium

  • Lifespan: 40–70 years versus 22–30 for asphalt — often the last roof you'll ever buy.
  • Concealed fasteners: standing-seam has no exposed screws to back out and leak.
  • Energy: reflective and cool-roof options cut summer attic heat and cooling load.
  • Wind and fire: excellent ratings — a real advantage in storm-exposed and wooded areas.
  • Resale and looks: a genuine differentiator on architecturally modern or high-end homes.

The cost-per-year math

This is the fairest way to compare. A $14,000 asphalt roof lasting 26 years is about $540 a year. A $32,000 metal roof lasting 55 years is about $580 a year. They're remarkably close over the full lifespan — metal isn't the money pit it looks like at the quote stage, but it also isn't dramatically cheaper per year. The premium buys longevity, lower maintenance, and the fact that you stop thinking about your roof for decades.

When metal is worth it

Metal makes the most sense if you plan to stay in the home long-term (you capture the lifespan), if the architecture suits it (modern, farmhouse, or estate homes), if you have low-slope sections that shingles can't cover well, or if you're planning solar — clamp-on solar mounts to standing-seam without a single roof penetration. It's also a strong pick in wooded, wind-exposed areas where fire and wind ratings matter.

When to stick with asphalt

If you may sell within several years, you won't recoup the premium. If the budget is tight, a quality architectural shingle installed correctly will protect your home just as well for the next 25 years. And on a standard colonial or split-level, asphalt often looks essentially as good from the curb at a fraction of the cost. There's no shame in the right asphalt roof — most of what we install is exactly that.
