Skylight leaks are almost always installation failures — bad flashing, missing ice-and-water, surface-caulk "fixes." A properly-installed Velux with a manufacturer flashing kit lasts 20+ years with zero leak issues. Most of the leaks we fix were caused by the last guy.

Ventilation — the hidden roof killer

Bad attic ventilation cooks shingles from below in summer (the south slope of a poorly-ventilated attic regularly hits 160°F) and traps moisture in winter that condenses into mold. Balanced ridge vent (exhaust at the top) and soffit vent (intake at the eave) is non-negotiable on any roof we replace.

How We Handle Skylights & Attic Ventilation

    Spec the new unit

    Velux deck-mount is our default — best flashing kit on the market — but we install Fakro and other brands when matching existing curbs.

    Remove + flash properly

    Step flashing kit installed per manufacturer — not surface caulk. Ice-and-water shield around the curb, properly woven into shingles.

  3. 3

    Leak-test + clean glass

    Hose-tested, glass cleaned, debris removed from inside the well.
