The Most Detached, Owner-Occupied County We Work In
Morris County is structurally different from the rest of our footprint. About 65 percent of its housing units are single-family detached — the highest share of the five counties — and roughly 74 percent of occupied units are owner-occupied, also the highest. Barely three percent sit in two-unit structures, against 21 percent in Passaic. In practice that means a Morris County roofing job is usually one building, one owner, one decision-maker, and a lot on which a crew can actually stage.
It also shifts what the roof itself looks like. Detached houses on generous lots carry more roof area per household and more freedom in the rooflines, so hips, dormers, garage wings and rear additions are common — and every one of those is an intersection where flashing rather than shingle determines how long the roof lasts.
Newer Stock Than the Rest of North Jersey
Only about 12 percent of Morris County housing predates 1940, against 29 percent in Passaic and Essex, and the single largest building decade is the 1960s. That is the youngest profile of any county we serve, and it changes the diagnosis. Slate and turret work, which is routine in parts of Essex and Bergen, is the exception here. What is routine instead is second- and third-generation asphalt on mid-century and later framing, where the questions are how many layers are up there, whether the decking will hold new fasteners, and whether the attic ventilation was ever balanced properly.
One boundary worth stating plainly rather than burying: Morris County has 39 municipalities and we do not claim all of them. We work the eastern half, closest to our Clifton shop.
